What are Historic Rehabilitation Tax Incentives
The historic rehabilitation tax incentives are state and federal tax credits programs designed to encourage the continued use of historic properties through the rehabilitation and preservation of historic properties. The tax credit is a dollar-for-dollar reduction in the amount of taxes owed, effectively lowering the overall cost of a preservation project. Owners of historic properties who plan to rehabilitate their property may be eligible to apply for historic preservation tax credits.
To qualify, a property must be within a National Register Historic District, individually listed on the National Register of Historic Places, or part of a district certified by the National Park Service.
Our Services
We are preservation architects, with the knowledge, skills, and expertise to both deliver a successful historic renovation project and to help our client successfully meet the requirements for approval of the tax credits program.
From initial evaluation to navigating the federal and state application process, we guide our client through each step. The tax credits applications are a multi-part application, consisting of evaluation of significance, description of rehabilitation, and request for certification of completed work upon completion of construction. Our team prepares, administers, and monitors the application process for the duration of the project, from project conception through construction, to ensure compliance with the Secretary of the Interior’s Standards for Rehabilitation and to ultimately receive approval for the tax credits program.
